OUR SERVICES

At INGECO, we have a team trained in the legal, technical, and administrative processes for legalizing properties, land, and buildings in urban, industrial, and rural areas. We have a technical team with more than 10 years of experience conducting surveys and registrations throughout Peru. We have registered engineers to verify and record information in cadastral system.

PERIMETER SURVEYS

We carry out topographic surveys in rural, industrial, and urban areas in all regions of Peru, using state-of-the-art technology to facilitate the registration of properties with various municipal, regional, and/or national entities.

PROPERTY REGISTRATIONS

We manage the registration of your property with the relevant municipality and SUNARP. We handle all the notarial, legal, technical, and administrative steps to ensure your property is properly registered. We work with SUNARP-certified inspection engineers.

LAND AND APARTMENT SUBDIVISIONS AND INDEPENDENCE

We manage and execute the legal process to divide your property into independent real estate units, each with its own title and cadastral registry entry. We also divide master lots into smaller lots.

ACQUISITIVE PRESCRIPTIONS

We manage the legalization of your property on the grounds of long-term occupation. We handle the entire process, from the notarial and legal steps to the technical and administrative ones. We manage the property registration process with the corresponding public entities.

SUCCESSIVE TRACT

Regularization procedure to obtain a formal, registrable title to a registered property when the applicant does not have sufficient documents to support the registration. We manage and process the property registration with the corresponding public entities.

EXCEPTIONAL ACTIONS AND RIGHTS TO PROPERTY

Procedure aimed at obtaining a notarial public instrument that allows for the registration of the exclusive ownership right over an individualized property that has been part of a parent property that has been dismembered, whether through urban development and/or a subdivision of lots.

CONSTRUCTION DECLARATIONS

Design and preparation of construction plans. We verify that the construction complies with the specifications in the plans or make any necessary updates to the plans. We manage and process the registration of the Construction Declaration with the corresponding public entities.

CADASTRAL SEARCHES

We conduct cadastral searches of your property to determine whether it is registered or if it is part of another registered property that could generate legal conflicts. We advise you on the mechanisms available to you to rectify any problems arising from the cadastral search.

PLANS APPROVAL AND CERTIFICATIONS

We manage and process the certification of land plans and projects with the relevant authorities, complying with the relevant regulations so you can complete the necessary steps in your real estate project.

In this phase we develop a work plan starting from the conversations held with your work team, our technical group and experts in the pertinent domain areas. We state concrete steps to execute, define milestones, identify the resources necessary to complete the project, and establish the deadlines by which to complete it.

STEP 3

FIELDWORK AND EXECUTION

In this phase, our team works with the approved plan. They perform fieldwork and develop the corresponding drawings. We send all the documents produced to the client for approval. Once the documents are approved, we manage the corresponding procedures with public entities, if agreed upon.

STEP 4

RESOLUTION AND FOLLOW-UP

In this phase, we await the public entities’ decision and resolution regarding the technical files submitted for the selected service. Our team monitors the submissions and addresses any concerns and issues raised by the public entities.
